Methodology & data policy

Careful enough to be useful.

The standard for collecting, analyzing, and publishing research from anonymized transaction coordination data.

Version 1.0 · September 2026
01

Sample before claim

A result drawn from files coordinated by Sailing Transactions is labeled as an observed sample. It is not described as a statewide fact unless a representative source supports that scope.

02

Privacy by design

Research outputs are aggregated and anonymized. Client names, agent names, exact addresses, and confidential transaction details are not published.

03

Definitions stay visible

Terms such as cancellation, extension, cash offer, and closing duration are defined for each report so the reader can interpret the result correctly.

04

Limits are part of the finding

Each report states sample size, date range, exclusions, missing-data treatment, and known sources of bias or uncertainty.

05

Corrections remain possible

If a method or result changes, the report will identify the update date and describe the material revision.

Every report should answer:

  • What question was tested?
  • Which files were included or excluded?
  • What period and geography does the sample cover?
  • How large is the sample?
  • How were each of the key terms defined?
  • What can—and cannot—be inferred?
