Built to give agents
their time back.

A career behind the scenes of demanding real estate. A practice built around the agents in front.

Derek brings an operator’s discipline to transaction coordination for top-producing Los Angeles and Beverly Hills agents and teams. His career began in West Los Angeles property management, overseeing more than 200 multifamily units and approximately $6 million in annual recurring revenue.

As operations manager for a top-producing Beverly Hills real estate broker, he saw agents’ attention pulled from clients into compliance follow-ups and repeated delegation. Calls from clients and new prospects could wait while files took priority—putting potential listings and buyer relationships at risk.

He saw entire days disappear into a manual loop: printing disclosures, marking pages by hand, scanning, and sorting. A missing page meant another round of printing and rescanning. Agents and assistants were working hard; the process was asking too much of their time.

That experience shaped Sailing: give the paperwork a clear process and a dedicated person, so agents can stay present for clients. After leaving his operations role, Derek welcomed his first TC client the very next day. He founded Sailing Transactions in July 2022, later earned his California broker license, and established a brokerage of his own. That background informs the work here; Sailing supports your client relationship—it does not compete for it.

Today, Derek combines hands-on file oversight, discretion, and proprietary technology to help agents build capacity without making transaction administration the center of their day.

01 / The foundation

Large-scale operations.

200+ units. Approximately $6M in annual recurring property revenue. A grounding in systems, accountability, and the details that keep real estate moving.

02 / The perspective

Beverly Hills precision.

Brokerage operations experience shaped a service built for complex files, discreet communication, and high-producing agents.

03 / Sailing Transactions

$608M+ coordinated.

Closed transaction volume supported for agent clients since July 2022. A network built one carefully handled file at a time.

02 / Built from the work

He couldn’t find the system.
So he built it.

When existing software did not give Derek the clear, organized workflow he wanted for his TC clients, he built his own. Years of use on real files have shaped a proprietary platform for transaction visibility, document organization, deadlines, and repeatable checks.

AI-assisted and agentic workflows help reduce repetitive administration; Derek’s judgment stays close to the file. The result is a deliberately minimal working environment, with the operational depth demanding transactions require.

He is preparing the platform for a future public release for transaction coordinators, agents, teams, and brokerages nationwide. Sailing clients already benefit from the infrastructure behind that vision.

01

Clarity

The status, the next action, and the owner should be easy to see.

02

Discretion

Client and transaction details are handled as operationally necessary, never as marketing material.

03

Precision

Small details and critical dates receive a repeatable system of attention.

04

Scale

Agents should be able to grow without transaction management growing into the center of their day.
